Tour Overview:
In 2019, Reid purchased Fayette Regional out of bankruptcy and assumed operations of the former hospital facility and associated properties. At the time of acquisition, services operating in the building were limited to outpatient care, including cardiology, rehabilitation, laboratory, radiology, cardiac rehabilitation, and an emergency department. Inpatient services, surgical services, and Mother–Baby services had been discontinued well before the acquisition.
Following the purchase, Reid completed a comprehensive facility assessment of the approximately 300,000-square-foot building, portions of which were nearly 100 years old. The assessment identified approximately $55 million in required capital improvements, including a new roof, boiler, chillers, fire alarm system, elevator modernization, cooling towers, and multiple air-handling units. At that time, less than 100,000 square feet of the building was occupied.
In late 2022, a decision was made to pursue a new, modern facility rather than renovate the existing structure.
The resulting project represents a $100 million investment. HKS served as lead design architect, with MSKTD responsible for civil and site design, and Heapy Engineering providing mechanical, electrical, and plumbing (MEP) design. Skanska/Shook was selected as construction manager under a Construction Manager at Risk (CMaR) delivery method, with all cost savings returned to the owner.
The project budget included $77 million for construction and $23 million for furniture, fixtures, and equipment (FF&E).
Design began in late 2022, followed by a groundbreaking ceremony in the third quarter of 2023. Site and civil work commenced in March 2024. The first brick was laid on September 19, 2024, with structural steel topping out in December 2024. The building was dried in by March 2025. Substantial completion is scheduled for October 30, 2025, with full occupancy permitting anticipated by December 15, 2025. The first patient day is planned for late January 2026.
In April 2025, Owner Change Order No. 1 converted a planned conference room and shared office space into an infusion center. The change order totaled just under $500,000 and did not impact the project schedule.
As of this phase, the project remains on schedule and under the construction budget, with construction costs projected at approximately $69 million and additional savings still anticipated.
The new facility will offer many of the existing outpatient services, along with additional rotating specialties and primary care. The building will include 15 emergency department rooms, an ambulance garage and quarters, full laboratory and radiology services, and a coffee bar featuring Proudly Brewed Starbucks.

His experience includes central plant studies, as well as campus asset management planning and facility condition assessments.
